Have you ever encountered a lien or judgment on a Preliminary Title Report. This page is designed to help remove them, especially if the lien or judgment is showing in error.

Preliminary Title Reports are a common part of every real estate transaction. Once an escrow is opened, the title insurance company will prepare the Preliminary Title Report.

Once received, it is a good idea to read all of the “exclusions” shown inside the report. Doing so will reveal potential issues or problems that may need solving. But this is only the case IF there is some issue in the public records that reveal.
